Office floors get judged on two things people rarely say out loud: how tired the room sounds by mid-afternoon, and how quickly the fit-out disrupted work. SPC answers both. It takes chair castors and daily traffic without showing wear, dampens the hum of an open-plan floor, and clicks down fast enough to hand a space back on Monday. Open floors amplify footfall and rolling noise, and that background hum is what makes a room feel loud. An IXPE acoustic backing of up to 21 dB cuts impact sound at the source. It will not replace ceiling baffles or desk screens, but it removes the layer of noise that comes up through the floor rather than across the room.

Indoor air quality for occupied desks

People spend most of their working day on this surface, so emissions matter. MILAT's flooring is FloorScore certified, an independent standard for low VOC emissions in indoor environments. Use decor changes to zone the floorplate

Open-plan offices need wayfinding, and the floor can do it without a single partition. Running one plank format in two or three coordinated decors lets you mark quiet zones, collaboration areas and circulation routes at a glance — a warm oak for desk areas, a cooler tone or stone look for kitchens and touchdown space. Because the products share the same thickness and click system, zones meet without transition strips or trip edges. It is branding and navigation done with material you were buying anyway.

Raised access floors: check the panels, then float

Many offices sit on raised access floors with services running beneath. SPC can float over these, but the panel field is the subfloor and must behave like one: panels seated firm and level, no rocking, no missing edge trims, and lippage between panels within flatness tolerance. Where future access to the void matters, plan it consciously — a floating floor over an access panel means lifting a section of flooring to reach it, so agree access points with facilities before layout, not after.

Rolling loads beyond the desk chair

Chair castors are the famous test, but offices also roll heavier things: loaded filing cabinets on relocation day, printer stations, catering trolleys, pallet trucks at the goods lift. A dense SPC core with a wear rating up to AC5 handles distributed rolling loads well; what it dislikes is a point load dragged across it. Set simple facilities rules — lift or use gliders under heavy furniture moves, keep hard rubber wheels on regular trolley routes, and check wheels for trapped grit. The floor will outlast several office layouts if the moves are managed.

Landlord shell or tenant fit-out: who should buy the floor

In leased offices the flooring decision splits between landlord and tenant. Landlords fitting out to attract tenants want a neutral, durable decor that survives several tenancies and photographs well in marketing. Tenants fitting their own space want brand expression and often shorter horizons. SPC serves both, but the buying logic differs: a landlord should weight wear rating and decor neutrality, a tenant can push design harder — and both should hold spare stock, because the floor will outlive at least one reconfiguration either way.

Churn: the floor should survive the next reorganisation

Offices reorganise constantly, and every churn event moves furniture, reroutes traffic and occasionally damages a plank. A click-installed SPC floor is genuinely repairable: a damaged board can be swapped, and floors in reconfigured zones can be lifted and relaid rather than replaced, because a licensed Unilin click is designed to be opened and closed again. Keep retained stock of each decor with batch records in facilities storage. The difference between a repairable floor and a replaceable one shows up in the third year, not the first.

Will office chairs damage the floor over time?

AC5-rated SPC is built for exactly this kind of concentrated abrasion. Standard soft castors are fine; your chair supplier can confirm castor type for any heavy specialist seating.

Does SPC actually reduce office noise?

The IXPE backing of up to 21 dB cuts impact sound travelling through the floor. Airborne chatter still needs ceiling and screen treatments, so treat the floor as one part of the acoustic plan.

What does FloorScore certification mean for us?

FloorScore is an independent certification for low VOC emissions indoors. It gives your facilities and sustainability teams documented air-quality evidence and supports green building credits.

How much maintenance does it need?

Routine sweeping and damp mopping. The surface is waterproof and sealed, so there is no waxing, polishing or resealing cycle to schedule.

Can it be installed without closing the office?

Yes. The dry click system means no drying time, so floors can be laid over a weekend or one area at a time and used almost immediately.

Can we keep one specification across the whole floorplate?

You can. A single AC5 construction covers desks, meeting rooms and breakout areas, which simplifies procurement and future replacement stock.

Can SPC flooring be installed over a raised access floor?

Yes, floating over the panels, provided they are firmly seated, level and within flatness tolerance. Agree where future access to the void is needed before installation, since reaching a panel means lifting flooring.

How do office relocations and churn affect an SPC floor?

Managed well, very little. Damaged planks can be replaced individually and click floors can be partially lifted and relaid during reconfigurations. Keep spare stock from the original batch for this purpose.

Can different decors be combined across one office floorplate?
