Commercial SPC Flooring

Heavy-traffic, waterproof, certified flooring for retail, office and hospitality projects.

Commercial floors face constant footfall, spills, rolling loads and strict health and safety expectations. MILAT Floor manufactures SPC engineered for exactly this — an AC5 wear rating, a 100% waterproof core, FloorScore® indoor air quality certification and acoustic comfort, across designs suited to retail, office and hospitality interiors.

Built for heavy traffic

MILAT SPC is rated up to AC5, the highest common wear class, protected by a wear layer and a 2X UV coating over a rigid core. The Triollo EIR collection is engineered specifically for heavy commercial traffic, while Exclusive EIR and Perfecta EIR cover mixed-use and premium interiors.

Why specifiers choose SPC for commercial

  • 100% waterproof core — resilient in kitchens, washrooms and entrances.
  • AC5 wear rating — suited to retail floors, offices and hospitality lobbies.
  • FloorScore® certified — meets strict indoor air-quality criteria for occupied spaces.
  • Acoustic comfort — an IXPE layer improves sound absorption by up to 21 dB.
  • Fast, dry installation — a licensed Unilin click system reduces downtime on fit-outs.

Certified for specification

Commercial projects demand documentation. MILAT flooring carries FloorScore®, CE Declarations of Performance (EU 305/2011) and ISO management-system certificates (9001, 10002, 14001, 27001, 45001) — the assurance specifiers, architects and facilities teams require.

Retail, office and hospitality

For retail, SPC delivers a durable, on-brand wood or stone look that withstands footfall. For offices, it balances durability with acoustic comfort. For hospitality, it offers waterproof resilience and realistic EIR designs across guest rooms and public areas. Custom colours and sizes are available for larger projects.

Subfloor preparation decides the project

On commercial jobs, the floor covering is rarely what fails; the substrate is. Large retail slabs and office decks have movement joints, patch repairs, and moisture histories that a house never sees. Before any SPC goes down, the subfloor needs a flatness check against the installer's tolerance, a moisture test on new screeds, and a plan for structural joints, which must be respected rather than clicked over. This work is unglamorous and it is where experienced commercial installers earn their fee. A perfect plank on a poor slab is still a poor floor.

Castors, pallet trucks, and point loads

Commercial wear is not just footsteps. Office chairs on castors grind the same square metre thousands of times a day, display units concentrate weight on small feet, and back-of-house corridors see pallet trucks. An AC5-rated wear layer with a hardened UV coating is built for the castor problem, and a rigid SPC core resists indentation far better than soft floors. Sensible detailing still matters: hard-wheel castors should be swapped for soft ones, heavy fixed units benefit from load-spreading pads, and rolling routes deserve a walk-through at the design stage.

Refits without closing the doors

Retailers and hoteliers rarely get an empty building. Click SPC suits phased refits because it installs floating, without adhesive cure times, so an area laid overnight is trading again in the morning. Crews can work zone by zone, moving fixtures across finished sections almost immediately. The Unilin click also means a damaged zone can be opened and re-laid later without breaking out a glued field. For a hotel corridor or a supermarket aisle, the difference between a wet-trade floor and a click floor is measured in nights of lost revenue.

Choosing commercial colours that age well

In commercial spaces the floor must flatter the brand on opening day and hide the abuse of year five. Mid-tone woodgrains with visible grain variation conceal dust, scuffs, and traffic lanes far better than very dark or very pale uniform designs. EIR texture helps twice: it scatters light so scratches read less, and it keeps sheen consistent between polished traffic paths and quiet corners. Across MILAT's three EIR collections and 54 designs, specifiers usually shortlist by undertone first, then walk samples under the actual store or lobby lighting before committing.

Acoustics in open-plan and hospitality

Noise is a specification item now, not an afterthought. Open-plan offices fight reverberation, hotels fight impact noise travelling into the room below, and clinics want calm. SPC with an attached IXPE layer, absorbing up to 21 dB of impact sound, addresses the transmission side out of the box, which simplifies build-ups and keeps floor heights down. Where a project carries a formal acoustic target, share it with the manufacturer early; the floor build-up, not just the plank, is what gets certified in practice.

FAQ

Frequently asked questions

Is SPC flooring suitable for commercial use?

Yes. MILAT SPC is rated up to AC5, the highest common wear class, and the Triollo EIR collection is engineered for heavy commercial traffic.

What wear rating does commercial SPC flooring need?

AC5 is the highest common wear class and suits heavy commercial traffic. MILAT rates its floors up to AC5.

Is MILAT flooring certified for commercial specification?

Yes. It carries FloorScore®, CE Declarations of Performance (EU 305/2011) and five ISO management-system certificates.

Can commercial SPC flooring be ordered in custom colours or sizes?

Yes. MILAT offers custom colours and sizes, which suits larger or brand-specific commercial projects.

Can SPC handle office chairs with castors?

Yes, with an appropriate wear rating. An AC5 wear layer with a hardened UV coating is designed for repeated castor traffic. Soft polyurethane castors instead of hard nylon ones extend the life of any floor under a desk.

Can commercial SPC be installed overnight during a refit?

This is one of its strongest cards. Click SPC floats without adhesive, so there is no cure time; an area installed overnight can take fixtures and foot traffic the next morning, letting refits run zone by zone while the business keeps trading.

Do commercial projects need glue-down SPC?

Mostly no. Floating click installation covers the great majority of retail, office, and hospitality areas. Very large uninterrupted fields and some special-use rooms may be detailed differently, which is a conversation to have with the installer and manufacturer at specification stage.
